TAX CERTIFICATE SALES
Beginning on Monday, August 7, 2023, the Stark County Sheriff's Office will initiate the
sale of all real estate subject to foreclosure due to delinquent tax certificates on the
"Official Public Sheriff's Sale Website." This website is managed by Realauction, pursuant to
a contract with the Ohio Department of Administrative Services. Please note that these sales are
distinct from the regular monthly tax delinquent sales conducted by the Treasurer's Office.

We encourage all prospective bidders to familiarize themselves with this new process.
Key points to consider include:
All individuals wishing to bid on properties offered by the Stark
County Sheriff's Office must register with Realauction.

Properties will be available for bidding at least seven (7) days prior to the sale date,
referred to as a Proxy Bid.

Online auctions will commence every Monday at 10:00 a.m. Eastern Time.
In the event that Monday is a holiday, the sale will be held on Tuesday. Each property will be auctioned individually, one at a time,
with subsequent auctions following the conclusion of the previous property sale.

To qualify as a bidder, participants must submit a deposit according to the
established total deposit requirement ($1,000/$5,000/$10,000 asmandated by law)
for each property they intend to bid on, by the specified deadlines.
Acceptable deposit methods include wire transfer or ACH; cash deposits will not be permitted.
By placing the winning bid on a property, you consent to having your deposit transferred
from Real Auction to the Stark County Sheriff's Office via ACH Deposit. This deposit, along
with any other collected funds, will be allocated toward court costs, taxes, and obligations due to
the creditor. Once the deed is received by the Sheriff from the attorney's office, you will be
informed if any additional fees for the transfer and recording of the deed are due, as stipulated in
the confirmation of sale.
All costs will be settled as directed in the confirmation of sale by the purchaser.
For wire transfers: deposits must be received by 5:00 PM (Eastern Time), two (2)
business days prior to the Monday auction.
For ACH Debit: Deposits must be received by 4:00 PM
(Eastern Time) at least five (5) business days before the Monday auction. This means that the deposited funds must be in the account of
Realauction via Wire Transfer or ACH Debit by the specified date and time. It is the bidder's responsibility to plan accordingly and ensure that their
bidding deposits are received and processed within the outlined timeframes.

Plaintiff/Judgement Creditor: If the Judgment Creditor is the purchaser, a deposit is not required for the sale.
However, Judgment Creditors must submit their bidding style choice (pre-sale managed bid or live bid) along with
a copy of the court order confirming their status as the Judgment Creditor for the case in which they are bidding.
This documentation should be sent to Realauction Customer Service at customerservice@realauction.com at least
one (1) business day prior to the sale date. Submissions can be made via email or fax and must include the bidder
number as well as the first and last name of the user account contact. For additional information and training

The remaining balance is due within 30 calendar days from the date the final entry confirming the sale is received by the Clerk of Courts, with that date counting as day one. The Sheriff of Stark County does not have the legal or statutory authority to grant any extensions for payment.
All sales are conducted on an "as is" basis, and properties are not open for inspection prior to sale.
Please be aware that individuals may still be residing in these homes, and trespassing on the property is not permitted until the deed is recorded in the new owner's name.
A property remains under the ownership of the current owner until the confirmation of sale has been filed, the balance of the purchase price has been paid, and the deed has been transferred. Prior to these actions, the purchaser has no right to access the property.
Please note that your bank may indicate a need for an internal appraisal; however, this cannot be conducted. It is advisable for purchasers to secure financing prior to the sale, as they will have only 30 days following the confirmation of sale to complete the payment of the balance.
IMPORTANT NOTE: Monthly Tax Sales will continue to be conducted on-site until further notice at 110 Central Square Plaza S., Suite 318, Canton, OH 44702.

Tax Certificate Foreclosures are not appraised, and the minimum bid is established by the private attorney representing the Plaintiff. Tax Certificate Foreclosures will be advertised for three (3) consecutive weeks on Thursdays in the Canton Repository prior to the sale date.
