**NOTICE - ONLINE SHERIFF'S SALES**

Effective Monday, September 26, 2022, the Stark County Sheriff's Office will initiate the sale of all real estate subject to foreclosure through the "Official Public Sheriff's Sale Website," operated by Realauction under a contract with the Ohio Department of Administrative Services. Detailed information regarding the process and procedures for these sales can be found on the Realauction website at https://stark.sheriffsaleauction.ohio.gov. We encourage all prospective bidders to become acquainted with this new process.

Key Points to Note::

  1. **Registration Requirement**: All individuals and businesses wishing to bid on properties offered by the Stark County Sheriff's Office are required to register with Realauction. This includes completing the purchaser information form.
  2. **Proxy Bidding**: Properties will be available for bidding at least seven (7) days prior to the Date of Sale.
  3. **Auction Schedule**: Online auctions will take place every Monday at 10:00 a.m. Eastern Time. If Monday is a holiday, the auction will be conducted on Tuesday. Each property will be auctioned individually, with only one property sold at a time. Following the sale of a property, the next scheduled auction will commence immediately.
  4. **Deposit Requirements**: To qualify as a bidder, a deposit-based on the total deposit requirement of $2,000, $5,000, or $10,000 as mandated by law-must be submitted by the specified deadlines. Acceptable deposit methods include wire transfers or ACH; cash deposits will not be accepted. The winning bidder must authorize the transfer of their deposit from Real Auction to the Stark County Sheriff's Office via ACH. These funds will be applied toward court costs, taxes, and fees owed to the creditor. Once the deed is received from the attorney's office, additional fees for the transfer and recording may be applicable, as indicated in the confirmation of sale. All costs are to be covered as outlined in the confirmation of sale by the purchaser.
  5. **Judgment Creditors**: If the Judgment Creditor is purchasing, no deposit will be required. However, Judgment Creditors must submit their bidding preference (pre-sale managed bid or live bid) alongside a copy of the court order confirming their status as the Judgment Creditor to Realauction Customer Service (customerservice@realauction.com) at least one (1) business day before the sale date. This submission can be made via email or fax and must include the bidder number and the first and last name of the user account contact. - **Wire Transfer**: Deposits must be received by 5:00 PM (Eastern Time) two {2) business days prior to the scheduled Monday auction.
- **ACH Debit**: Deposits must be received by 4:00 PM (Eastern Time) five (5) days prior to the scheduled Monday auction. It is the bidder's responsibility to ensure sufficient time for their deposit to be processed within the specified timeframes
